How we Fix Cracked, Bolted, and Stained Slabs

Professional Solutions for Repairing Concrete Floors

Seeing a cracked or stained concrete slab can be off-putting, so you may be wondering how realistic it is to think it can be transformed into an elegant polished concrete floor. For the DirectStone team, these imperfections tell the story of the building and add character to the polished finish. In this blog we explain how we fix cracked, bolted and stained slabs prior to polishing.

We specialise in identifying which faults are structural and which are cosmetic. By using the right resins and grinding techniques, we can stabilise your existing floor and bring it to a mirror-like shine. Here is exactly how we approach slab repairs to ensure your finished floor is strong, stable and visually striking.

How We Reclaim Damaged Concrete Slabs

When you strip back old flooring, you often find a history of neglect. Slabs suffer from decades of trapped moisture under lino, leading to deep ‘ghosting’ stains, while old partitions often leave a trail of rusted bolts. They may look unpleasant, but they’re challenges we’re used to dealing with.

By using colour-matched epoxy fillers and precision grinding, we mimic the slab’s natural aggregate. We integrate every repair into the floor’s DNA, ensuring that once the final polish is applied, the ‘fix’ becomes an invisible part of the floor’s character.

1. Crack Integration

We treat cracks by cleaning them out and pressure-filling them with colour-matched resin. This doesn’t just hide the crack; it reinforces the slab. By the time we reach the final polishing stages, the repair is so well-integrated it looks like a natural vein in the stone.

2. Mechanical Fixings

Builders often leave behind bolts in concrete slabs. We remove these fixings, and the surrounding ‘bruised’ concrete. The damaged area is reconstructed using a mix of resin and stone. This attention to detail ensures that the repair won’t shrink or pop out under the heat of our grinding pads.

3. Surface Discolouration

Ghosting is a chemical reaction, not just a surface mark. We use a grinding machine to remove the stained layer of the slab. By carefully monitoring the depth of the grind, we lift the ghosting without exposing more aggregate than you want, keeping the look of the concrete consistent across the whole floor.

Beyond Repair Why a Polished Concrete Overlay is Your Best Alternative

Beyond Repair? Why a Polished Concrete Overlay is Your Best Alternative

If the concrete is corrupted with oil, has structural failures, or was simply a ‘bad pour’ with low cement content, a standard polish won’t work. Polishing relies on the quality of the existing stone; if that stone is soft or contaminated, the finish will fail.

To solve this, we use a polished concrete overlay; this is a thin, high-strength layer of polymer-modified concrete. It’s a solution that offers a stable, uniform concrete surface while looking and feeling like a premium poured floor, even if the slab underneath is beyond saving.

What is a Polished Concrete Overlay and How is it Installed?

An overlay is a thin layer (typically 10mm to 15mm) of cementitious topping. Here is how we install it:

  • Mechanical Preparation – We grind the old slab to open the pores and remove any loose debris, in order to achieve a mechanical key.
  • Priming – We apply a grit-flecked epoxy primer to the surface. This acts as the glue between the old slab and the new topping.
  • The Pour – We pour the overlay material across the floor, using spiked rollers to remove air bubbles and ensure a level finish.
  • Polishing – Once dry (usually within 24–48 hours), we treat the overlay exactly like a standard slab, grinding and polishing it to a mirror-like or matte finish.

From Assessment to Installation

You’ve seen how we handle the technical challenges, but our first step is always an on-site assessment of your slab. DirectStone makes a no-obligation site visit to assess the condition of your floor and make recommendations.

We’ll look at the cracks, the bolt holes, and the ghosting stains to determine the most cost-effective and durable solution. You’ll have a specialist’s perspective and a clear understanding of how we can transform your concrete before making any commitment to restoration.
